The area of Hintonburg lays claim as Ottawa’s first true arts district, blending cultural expression, community spirit, and heritage character that embraces all art disciplines. Observations made through site analysis revealed recurring themes of increased densification, community independence, and the pedestrian experience which created the backdrop for the design. The project deals with the challenges  of delivering a viable, sustainable housing alternative for a diverse range of social, economic, ethnicities and family types within a tight urban site. It aims to function as the hive of cultural activities for the area, while providing a sense of ownership and contributing to the overall revitalization of Wellington Street.

 

The proposed nine-story mixed unit development encompasses a central courtyard complete with planters and restaurant terraces. Its main gesture is to create a tiered public square and pathway that cuts through the entire site, connecting public and private spaces. Strong vertical elements, intricate mullion patterns, and sleek geometry of the building create a striking façade that conveys contemporary living with an industrial homage. Within the structure are apartments and condos, independent old-aged living, affordable family housing, retail and commercial units, along with other public amenities such as fitness and daycare. Lower level units are accessed directly from the exterior, while upper levels are served by elevators through atrium lobbies that recirculate air and connect all levels with a series of window walls. Operable foldable doors and pergola shades are prominently featured in the design. Parking is located underground with access isolated to the back corner of the site.
